Rental Rules and Regulations...Please be Informed! |

| 1.
RESERVATIONS - A deposit of 50% of
the rental rate excluding taxes and damage fee is required.
This rental deposit must be received within 7 days after
booking. Your reservation will be confirmed once we
receive your signed contract in the Mill Pond Realty
office. When making a reservation less than 10 days
before arrival date, deposit must be received within
5 days of booking date - and must be certified funds

2.
CANCELLATIONS - Notice must be given 30 days
prior to the rental date in order to receive a refund
of money, less a 10% processing fee (the cancellation
fee goes into effect at the time your initial deposit
is received by the Mill Pond Realty office). Cancellations
occurring within 30 days of the arrival date will
result in a full forfeit of monies paid. Mill
Pond Realty reserves the right to cancel any reservation. |

| 3.
CHECK-IN PROCEDURE - Keys may be picked
up at our main office between 3:00 - 5:00 p.m. on the
arrival date. If you will be arriving after 5:00 p.m.,
please call the office in advance to arrange for an
after hours pickup. |

| 4.
CHECK-OUT PROCEDURE - Keys
must be returned to our main office no later than 10
a.m. on the departure date. Late check outs are subject
to a late fee. |

| 5.
OCCUPANCY STANDARDS - All homes have maximum
occupancy limits as specified in our lease. Any violation
of these standards will be grounds for eviction without
refund. If you exceed the maximum number of guests you
will be responsible for a $200.00 addditonal per person
charge. |

| 6.
CLEANING - An extra charge
will apply for all properties not left in the same condition
as the time of check in. |

| 7.
PETS/SMOKING - The agent has the right
to evict renters immediately, with all Moneys forfeited,
should pets or smoking be discovered. Please phone
for a list of properties that allow for exceptions.
Properties which accept pets charge a nonrefundable
fee of $100 per pet. |

| 8.
LINENS/TOWELS - LINENS AND TOWELS ARE NOT PROVIDED WITH
OUR RENTAL PROPERTIES. Due to OSHA guidelines,
we suggest and strongly recommend that you bring your
own linens and towels. Renters will need to bring all
paper products, soaps, staples, personal items, linens,
and towels. All properties offer fully equipped kitchens,
pillows, and blankets. For your convenience, each property
owner has provided spare linens and towels. Should you
decide to use the spare linens and towels, it is the
renter's responsibility to clean, fold, and replace
them to where they were found. |
